Low Ground by the Bay
In Chesterfield Township, hydroseeding is done on land that sits lower than almost anywhere else around Detroit. Anchor Bay, part of Lake St. Clair, forms the southeastern boundary, and community elevations run from 571 feet at Anchor Bay Gardens to only 607 feet at Chesterfield and Milton. Nearly 10 percent of the township is water. Low, flat land near a big lake drains slowly, and that changes how we prepare a yard.
Building up, not just leveling
On very flat lots, we focus on creating enough fall away from the house for water to move at all. That may mean bringing in topsoil to crown the yard slightly, rather than cutting. We avoid heavy rolling that seals clay at the surface, and we time seeding to avoid the wettest weeks so equipment does not rut the yard.
Shoreline and canal lots
Point Lakeview lies between the Salt River and Lake St. Clair, and many homes along the bay have docks and seawalls. Yards that drain to a canal or the bay are within 500 feet of surface water, which matters for permits on bigger jobs. Silt fence or fiber rolls along the water side keep fresh soil out of the bay until grass covers.
From rural to subdivisions
Chesterfield was largely rural in the late 20th century; today much of it is suburban subdivisions and shopping centers. Population went from 37,405 in 2000 to 45,376 in 2020. Newer subdivisions mean new-home lawns on builder grade, which is a large part of our work here.
Macomb County permits
Chesterfield is in Macomb County, whose soil erosion office wants single-family plans showing existing and proposed grades, soil information and erosion control locations. We install the controls in those spots and stabilize the lot with hydroseed when grading is done.

Chesterfield Township Questions
My lot is dead flat near the bay. How do you make it drain?
We add topsoil to crown the yard slightly and create a fall away from the house, instead of cutting the grade lower.
Can you seed a yard that drains into a canal?
Yes, with silt fence or fiber rolls on the water side until the grass covers.
Why not roll the soil smooth before seeding?
Heavy rolling seals clay soils on flat ground. We firm the surface lightly instead.
Do you seed new homes in Chesterfield subdivisions?
Yes. Topsoil, fine grading and hydroseeding new lots is a big part of what we do here.
