Lawns Along the Upper Huron River
Hydroseeding in Commerce Township happens in the upper Huron River valley. The Huron runs mostly north to south through the township, and the township is dotted with lakes, from Wolverine Lake to the Union Lake area. About 8 percent of its area is water, so plenty of lots slope toward a shoreline.
A planned freeway that never came
A highway link from I-275 to I-75 through Commerce was canceled, partly because building around the township's many lakes was so difficult. Ground with that many lakes also tends to have wet pockets between them, and those affect a backyard too. We look for soggy spots before grading and avoid pushing fill into low areas that are holding water for a reason.
Proud Lake and the river corridor
Most of Proud Lake State Recreation Area lies inside the township. Lots near the recreation area and along the river corridor tend to have mature trees and natural slopes. On those yards we prefer a light touch: minimal regrading, topsoil only where needed, and hydroseed with mulch rather than stripping everything for sod.
From resort to year-round homes
Commerce began as a resort area and has seen a large increase in permanent residents, drawn by its rural setting and recreation. Old cottage lots rebuilt as full-size homes often need the whole yard redone. That means silt fence on the lake side during construction, then final grade, topsoil and seed.
Oakland County rules near water
Oakland County requires a soil erosion permit for disturbance over 225 square feet within 500 feet of a lake, stream, wetland or drain in communities using its program. Final stabilization is 90 percent vegetative cover about an inch tall, and the county asks that silt fence stay through winter if seeding cannot happen before cold weather.

Commerce Township Questions
We are rebuilding an old lake cottage. When should the lawn go in?
After final grade, with silt fence kept on the lake side until the new grass covers.
What if construction runs late into fall?
Oakland County asks for mulch and silt fence left in place through winter. We can seed dormant or come back in spring.
Can you seed without cutting down trees on my river lot?
Yes. We work around roots, add topsoil only where bare and spray seed and mulch.
There is a soggy area in my yard. Should it be filled?
Not always. Some low spots hold water for a reason. Before any grading, we find out where that water is coming from.
