Fixing a Lawn Without Starting Over
Lawn repair and overseeding in Detroit is for yards that still have a decent base of grass but are thin, patchy or worn. Overseeding means adding new seed into an existing lawn so young plants fill gaps and replace grass that has died out. Done at the right time with good seed-to-soil contact, it can turn a tired lawn around in one season. Lawn renovation goes further, with more aggressive prep across the whole yard. Hydro overseeding uses the same seed-and-mulch slurry as a new lawn, sprayed over the prepared surface, which helps on bare patches and slopes where loose seed would wash off.
Why lawns thin out here
Compaction is the big one. Clay soils, common across Metro Detroit, pack down under foot traffic, mowers and parked cars, and compacted clay starves roots of air and sheds water. Shade from mature trees is next: as trees grow, a lawn seeded for sun gradually loses ground. Then there is wear from kids and dogs, grubs and disease, snow-plow and salt damage along driveways and sidewalks, and patches left by projects such as a new sewer lateral or a fence line.
Repair or renovate?
If grass worth keeping still covers more than about half the lawn, overseeding and repair are usually enough. If most of it is weeds, crabgrass or bare soil, or the grade is wrong and water stands, a full renovation or a new lawn is the better spend. We will tell you which we think fits after we walk the yard.
How we overseed
We start by mowing short and breaking up the surface. Core aeration pulls plugs of soil, which relieves compaction on clay and gives seed pockets to land in. Slit seeding cuts shallow grooves and drops seed into them. On bare patches and slopes, we rake the area, add a little topsoil if needed, and spray hydroseed so the mulch keeps the seed damp. The blend is matched to your yard: more fine fescue in shade, bluegrass and ryegrass in sun, tall fescue for heavy wear.
Timing for southeast Michigan
Late summer and early fall are the best time to overseed a cool-season lawn here. The soil is still warm, nights are cooler, crabgrass is finishing its season, and young grass has weeks to establish before the average first freeze around October 20. Spring overseeding works too, but it competes with crabgrass and with any pre-emergent weed control you have applied, since most pre-emergents also stop grass seed. If you want to overseed in spring, skip the crabgrass preventer that year or ask us about timing.
Patching damaged areas
Plow and salt damage along walks and drives is common after a long winter. Salt-burned soil often needs the top inch or so replaced before seed will take. Patches over trenches settle, so we fill and firm them first. Dog spots and grub damage need the cause handled or they come back.
What to expect
New seedlings in an overseeded lawn show up in one to two weeks and blend in over the following month or two. Keep the surface moist with light, frequent watering until the new grass is established, and hold off on weed killers until you have mowed the new grass a few times.

Lawn Repair & Overseeding Questions
What part of the year should I overseed a lawn in southeast Michigan?
Late summer to early fall, roughly late August through September around Detroit. Spring works, but crabgrass and pre-emergent weed control both get in the way.
Should I aerate before overseeding?
On clay, usually yes. Core aeration relieves compaction and gives seed a place to land and stay moist.
Can you fix salt damage along my driveway?
Yes. Salt-burned soil often needs the top layer replaced before seed will grow, then the strip is reseeded.
How much does overseeding cost?
Depending on whether aeration is part of the job, published guides put it at roughly $0.07 up to $0.25 a square foot. You get a written price once we have looked at the lawn.
Is hydroseed good for patching bare spots?
Yes, especially on larger bare areas and slopes, because the mulch holds moisture and keeps seed from washing away.
