Big Sites and New Lawns in Northville Township

In Northville Township, hydroseeding splits into two quite different jobs: lawns for newer homes and seeding large tracts of land being turned back to open space. The township grew so fast that in June 2005 a new ZIP code, 48168, was created for the area south of Seven Mile Road. Population went from 21,036 in 2000 to 31,758 in 2020.

The old hospital land

The Northville Regional Psychiatric Hospital covered more than 400 acres on Seven Mile Road. It was built in 1952, closed in 2003 and demolished between 2018 and 2023. In 2009 voters approved buying most of the 414-acre property, and the township planned to make it open, natural space with trails. Large demolition sites like that are where hydroseeding pays off: a crew can cover acres in a day with seed, mulch and tackifier, which stabilizes the ground far faster than straw and broadcast seed.

Native and meadow mixes

For open-space acreage, a turf lawn makes little sense. Meadow and native grass mixes are lower maintenance, and hydroseeding spreads them evenly over rough, graded ground. We can match the mix to the soil left after demolition and add an erosion control blanket on any steep cut.

Newer homes

On residential lots built during the growth years, we see the usual builder-grade problems: compacted soil, thin topsoil and swales that do not quite drain. We fix grade, add topsoil and seed. For homeowners after a better lawn on an existing yard, overseeding in late summer is the low-cost option.

Permits

Large earth changes over one acre, or within 500 feet of a lake or stream, need a soil erosion permit under Michigan's Part 91 law. Check with the township or Wayne County on which office covers your site; on bigger sites our silt fence and catch basin protection follow the approved plan.

Northville Township Questions

Can you hydroseed a large open-space site, not just lawns?

Yes. For covering acres of graded ground with seed and mulch, few methods are faster than hydroseeding.

Is a meadow mix better than turf for open land?

For land that will not be mowed weekly, yes. It needs less care once established.

When is a state soil erosion permit needed?

Michigan's Part 91 law generally requires one for disturbance of an acre or more, or work within 500 feet of a lake or stream.

My newer Northville Township lawn is patchy. Do I need a full redo?

Often not. Core aeration and late-summer overseeding fix most thin builder lawns.
