Grade and Soil Come Before Seed

Fine grading and topsoil work in Detroit is the dirt work that makes a lawn possible. The city slopes only gently, from northwest to southeast toward the river, and many lots are close to dead flat. Put flat ground together with clay that drains slowly and you get yards where water sits against the foundation, low spots that stay soggy for days, and lawns that thin out in exactly those places. Seeding over that without changing the grade only grows grass that will drown. Yard grading and topsoil fix the cause.

What fine grading means

Rough grading moves large amounts of soil to set the general shape of a site. Fine grading is the finishing pass: smoothing the surface, setting a steady fall away from the house, filling small low spots, removing high spots, and leaving a surface firm enough to walk on but loose enough for roots. For a lawn, we aim for the ground to slope away from the foundation and out to the curb, a side-yard swale or a catch basin, with no pockets where water can collect.

Clay soils and topsoil

The USDA's description of Blount, a till-plain clay soil found in Michigan, shows why topsoil matters: a thin silt loam surface layer over subsoil that is silty clay and clay, slow permeability, and a perched water table that can sit within half a foot to two feet of the surface in wet seasons. When a basement is dug or a house is demolished, the good surface layer is often buried or scraped away, leaving that subsoil on top. We spread screened topsoil over subsoil, work it lightly into the surface so it does not sit as a separate layer, and roll it so it does not settle unevenly later.

Land grading for bigger parcels

Cleared city lots, side lots and acreage in the outer townships need land grading on a larger scale: removing old foundations' leftover debris near the surface, filling depressions, and shaping the whole parcel so it drains. When grading alone cannot move the water, the same grading crew takes on the excavation and trenching that drainage needs: cutting a swale, burying a downspout line to daylight or setting a yard drain.

Grading near the house

Water against a foundation is the most common problem we are asked about. Settled backfill around older homes and new ones alike creates a moat that funnels water toward the basement. We rebuild that zone with soil that compacts well, pitch it away from the walls, and keep the finished grade below siding and window wells.

What it costs

National guides put lawn leveling and regrading at roughly $1 to $2 per square foot, with fine grading by itself listed anywhere from $0.08 up to $1.00 a square foot and topsoil from about $10 to $55 per cubic yard plus delivery. The spread is wide because the work is. A yard that needs a couple of inches of topsoil and a raked finish costs a fraction of one that needs fill brought in, debris hauled away and a swale cut. We measure, then price.

Timing with seeding

Grading is best done when the clay is dry enough to crumble, not smear. Working wet clay packs it and seals the surface. Our goal is to finish grading right before seeding so the surface is fresh and loose, ideally heading into the late-summer seeding window.

How Grading Jobs Go

1. Watch the water

We note where water collects now and where it ought to drain.

2. Measure and price

Areas, depths and topsoil volume in a written estimate.

3. Cut, fill and haul

Debris out, low spots filled, high spots cut, swales shaped.

4. Topsoil and fine grade

Topsoil spread, blended and rolled to the final pitch.

5. Seed

Hydroseed goes down while the surface is fresh.

Fine Grading & Topsoil Questions

How much topsoil do I need before seeding?

It depends on what is there. Where the surface is subsoil or fill, a few inches of screened topsoil makes a big difference. We measure and put the volume in the estimate.

Water collects next to my foundation. Can grading fix it?

Usually, by rebuilding the soil near the house so it slopes away, and sometimes by burying downspouts or adding a swale or yard drain.

Do your grading crews do excavation and trenching?

Yes, for drainage: swales, downspout lines and yard drains. Larger excavation, like foundations or utility lines, is outside what we do.

Can you grade in spring?

Once the ground is dry enough to crumble rather than smear. Working wet clay compacts it, so we may wait a few days after rain.

What does yard grading cost?

Guides list leveling around $1 to $2 per square foot and fine grading alone from $0.08 to $1.00, but the real number depends on fill, hauling and debris. We give a written price after measuring.
