Starting a Lawn From Bare Ground
New lawn hydroseeding in Detroit is the job we do most: taking a yard that is bare dirt after construction, demolition or a full tear-out and turning it into a lawn you can mow. A hydroseed lawn starts as a sprayed slurry of seed, mulch, fertilizer, tackifier and water, applied over soil we have already loosened, topsoiled where needed and graded. The spray is the fast part. The prep decides whether it works.
Who calls us for a new lawn
Owners of newly built homes whose builder left rough grade and a pile of fill. People who bought a side lot or a cleared parcel and want it green. Homeowners finishing a project that tore up the yard, such as a sewer line, foundation repair or addition. And anyone whose old lawn is mostly weeds and bare patches and wants a full lawn installation rather than another round of patching. When bare soil and weeds cover roughly half the yard or more, starting over usually costs less in the long run than overseeding year after year.
Getting the soil right
Detroit-area ground is mostly glacial and lake clay. Clay holds nutrients well but drains slowly, and when equipment runs on it, it packs hard. On a new-construction lot the top few inches are often subsoil from the basement dig, with chunks of block, wire and wood mixed in. We rake out debris, break up compaction, and bring in screened topsoil where the surface is subsoil. Then we fine grade so the yard falls away from the foundation and toward a street, swale or drain, not toward the neighbor or back toward the house. Seed sprayed on a bad grade simply grows in the wrong place, or washes into the low spot and leaves the high spots bare.
Choosing seed for the yard
Every lawn here is a cool-season mix, but the right blend depends on the yard. Full-sun lawns get blends heavy in Kentucky bluegrass with perennial ryegrass for quick cover. Yards under mature maples and oaks need more fine fescue. Play areas and dog runs do better with tall fescue. We ask how the lawn will be used and look at the shade before we load the tank.
Hydroseeding cost on a new lawn
The national guides disagree a little, but together they place the seeding itself between about $0.07 and $0.35 for each square foot, with minimum job fees commonly in the $300 to $500 range. The bigger variable on a Detroit lot is prep: how much topsoil is needed, how much grading, and whether debris has to be removed. Each of those gets its own line in our estimate instead of being folded into one figure. The table below shows the published ranges; once you sign our quote, its bottom line is the job's cost.
Sod vs hydroseed on a new lawn
Per square foot, sod runs several times the price of hydroseed and is heavy work on clay, but it is instant. Hydroseed needs a few weeks to thicken, costs less, and roots straight into your own soil rather than the soil the sod was grown in. Many people split it: sod for a small front strip that has to look finished now, hydroseed for the rest.
Timing
For a new Detroit lawn, our preferred stretch runs from late August through September. Soil is warm, nights are cooling, and weeds slow down. Spring seeding works once the ground has dried enough to grade, but the wet weeks of May and June mean more erosion risk on fresh soil. We can seed in summer if you can water every day.
Your part after we leave
Keep up short, frequent waterings through roughly the first three weeks, keep traffic off, and hold the first mow until the grass is about 4 inches tall, usually four to six weeks out. We leave written instructions and come back to check germination.

New Lawn Hydroseeding Questions
What does a hydroseeded new lawn cost around Detroit?
Taken together, the national guides place the seeding alone between about $0.07 and $0.35 for each square foot, and HomeGuide's range for a 5,000-square-foot yard is $1,000 to $1,750. Prep, topsoil and grading are added on top. Once we have seen the yard, you get a price in writing.
Do I need topsoil before hydroseeding?
If the surface is subsoil from a basement dig or packed fill, yes. Grass can start in poor clay but struggles to thicken. Where the existing soil is decent, loosening and grading may be enough.
Can you hydroseed over an existing weedy lawn?
For a full renovation we kill or remove the old growth and prepare the soil first. Spraying over a thick weed mat leaves most seed sitting on top of thatch.
What watering schedule does fresh hydroseed need on a Detroit lawn?
Light, frequent watering, two to three times daily while it is warm, for roughly the first three weeks; after that, water less often but deeper. Keep the mulch damp, never soaked.
When can I walk on it?
Keep traffic off until the first mow, usually four to six weeks after seeding, and go easy for the rest of that season.
